Exactly what our technician checks, cleans and tests on your spring and fall maintenance visits.

Spring visit

Cooling side

Booked March – August, before the heat

Check refrigerant levels and pressures, and inspect the lines for leaks
Clean the outdoor condenser coil and clear leaves, grass and debris from around the unit
Inspect and clean the indoor evaporator coil
Check the condensate drain line and pan, and clear any clog before it backs up
Test the compressor and measure its draw to catch wear early
Check the outdoor fan motor and blades

Fall visit

Booked September – February, before the cold

Inspect the heat exchanger for cracks or corrosion (a crack can leak carbon monoxide)
Check and clean the burners so they fire evenly
Test the ignition system, flame sensor and igniter or pilot
Check gas pressure and connections for leaks
On a heat pump: test the reversing valve and defrost cycle
Confirm the system vents and exhausts safely
