What decides whether you’re happy with a furnace in fifteen years has almost nothing to do with the brand on the box: it’s whether it was sized to the house, whether the ductwork can move the air, and whether it was commissioned properly on install day. We’re a Carrier Factory Authorized Dealer, and the install is where that shows up.
When replacing beats repairing
Nobody wants to buy a furnace. These are the honest signals that you're about to spend more keeping the old one alive than replacing it.
- 01
It's 15 to 20 years old
That's the practical life of a gas furnace. Past that, failures stack up.
- 02
The heat exchanger is cracked
Not repairable. This is the one failure that ends the conversation.
- 03
You've paid for two or more repairs in two years
The repairs are now financing a system that's going to fail anyway.
- 04
Some rooms never get warm
Often an undersized or badly matched system — sizing fixes what repairs can't.
- 05
Bills keep climbing
An 80% AFUE furnace wastes a fifth of the gas. Modern units run 95%+.
- 06
It's loud enough to hear in the next room
Older single-stage blowers. Variable-speed equipment is dramatically quieter.

- Full combustion analysis and airflow balancing at startup

Questions we get asked
What does a new furnace cost in York?
It depends on the size of the house, the efficiency you choose, and whether the ductwork needs work — which is why we quote in person rather than posting a number that turns out to be wrong. The estimate is free and firm, and financing is available if you'd rather spread it out.
What AFUE should I buy in Nebraska?
In this climate the heating season is long enough that a 95%+ AFUE condensing furnace usually pays back the difference over an 80% unit. We'll run the actual numbers for your house rather than guessing — sometimes the answer is that the cheaper unit is the right call.
Should I replace the air conditioner at the same time?
If the AC is also near end of life, yes — and it's not just convenience. The furnace blower and the outdoor unit have to be matched to hit their rated efficiency. Replacing them together also means one install, one permit, one day of disruption.
How long does the installation take?
Most residential furnace changeouts are one day. If we're also replacing the AC, modifying ductwork, or converting from an older system, it can run into a second day. We'll tell you which before we start.
Do you handle the permits?
Yes. Permitting and code compliance are ours to deal with, not yours.
Is a heat pump worth it here?
Cold-climate heat pumps have gotten genuinely good, and a dual-fuel setup — heat pump for the mild months, gas furnace when it drops — can cut operating costs meaningfully in a York winter. It's worth pricing. We'll show you both.
