A rooftop unit is down and the space is unusable
Restaurants, clinics and retail can't trade through it. We stock common rooftop parts, and maintenance customers get dispatched first.

One space is always the complaint
The same office, the same classroom. Usually balance, controls or zoning rather than a failed unit — fixable without buying equipment.

The kitchen is hot and the hood is roaring
Exhaust without enough make-up air pulls the building negative. It's a make-up air problem far more often than a hood problem.

Belts and filters aren't on anyone's calendar
Rooftop units fail from neglect long before age. A belt is a few dollars; the compressor it takes out in July is not.

The building can't hold temperature on design days
The first 98° afternoon and the first sub-zero morning are the honest tests. Losing ground on those two won't fix itself.

There's a repair invoice every month
At some point the run rate is the answer. We'll put the repair history next to a replacement number so it's a decision, not a slow bleed.

Commercial work is quoted from the actual scope — drawings, a walkthrough, or both. We bid public school and municipal projects and we're used to the paperwork.

Straight answers

Questions we get asked

Do you take on school and municipal projects?

Yes. Tri-County Schools, York Elementary, the City Auditorium and the Fillmore County maintenance building are all our work. We're familiar with prevailing wage, bonding, submittals and the summer-shutdown schedule.

Do you offer maintenance contracts?

Yes, and on commercial equipment they pay for themselves. Rooftop units fail from neglect more than from age — belts, filters, coils, drains. It also gives you a budget number instead of a series of surprises.

How fast can you respond when a unit goes down?

Maintenance customers come first — that's most of what the agreement buys. We're local, so response is measured in hours rather than days.

Can you work from engineered drawings?

That's most of our commercial work. Send the mechanical set and the specs and we'll bid it, including submittals, procurement and coordination with the GC.

Do you do kitchen hoods and grease duct?

Yes — hoods, grease duct and the make-up air that makes them work. We handle the fire-marshal side of a hood installation too, which is usually the part that holds up an opening.

Do you fabricate your own ductwork?

Yes, in our own shop. On a retrofit that's the difference between a unit that fits the existing openings and a two-week wait for transitions.

Do you handle building controls?

We install and service thermostats, zoning and building controls, and work alongside the controls contractor on a full BAS. On a bid we say plainly which side of that line we're carrying.
