When commercial equipment goes down the real cost isn’t the repair — it’s the restaurant that can’t seat or the tenant calling the property manager. We’re in York, we stock rooftop parts, and we’ve worked on most of the buildings in this county.
What usually brings us to the roof
Commercial equipment tends to fail in a handful of predictable ways. Tell us which you're seeing and we'll bring the part.
- 01
One zone is hot, the rest is fine
A single RTU down, a failed zone damper, or a controls fault.
- 02
The unit runs but nothing comes out of the diffusers
Usually a snapped belt or a seized blower motor.
- 03
Breaker trips on the rooftop unit
Compressor drawing high, a shorted contactor, or a failed capacitor.
- 04
Water staining the ceiling tile below a unit
Blocked condensate drain or a rusted pan. Fix it before it reaches the drywall.
- 05
Kitchen is smoky or the hood won't pull
Make-up air out of balance, a failed exhaust fan, or a damper not opening.
- 06
Complaints only in the afternoon
Capacity shortfall — a coil, a charge problem, or the unit is genuinely undersized.
What a commercial service call covers
Repairs are quoted before we start. If a unit is past the point where repair money makes sense, we'll show you the replacement number alongside it rather than letting you find out next season.
- Rooftop unit diagnostics — compressors, economizers, belts, motors, controls
- Refrigerant leak diagnosis with EPA-compliant recovery and repair
- Electrical troubleshooting: contactors, capacitors, boards, safeties
- Make-up air, exhaust fan and kitchen hood systems
- Boiler, unit heater and radiant service
- Controls and thermostat faults, including zoning
- Written diagnosis and price before repair work starts
Questions we get asked
How quickly can you respond to a commercial breakdown?
Same day in most cases, and maintenance-agreement customers go to the front of the queue. Being based in York rather than dispatching from Lincoln or Grand Island is most of the difference.
Do you service equipment you didn't install?
Yes. Most of our commercial service work is on equipment somebody else put in — Carrier, Trane, Lennox, York, AAON, Daikin and the rest.
Can you work after hours so we don't close?
Yes, and for restaurants and retail that's usually the plan. We schedule around your operating hours — the cost of closing during business hours is almost always higher than the cost of an evening call.
Do you handle kitchen hoods and grease duct?
Yes, including make-up air balancing and the interlocks between the hood, the exhaust fan and the damper. That interlock is the single most common thing we find wired wrong on a commercial kitchen.
We install Carrier. We repair everything.
Whatever is already in your basement or on your roof, our technicians have worked on it.
